RENTAL POLICIES &
A valid credit card is required for all reservations. We
accept American Express, MasterCard, Visa, and Discover.
For payment, we also accept cash, personal check and money orders.
There will be a $60 surcharge on all returned checks. Reservations
can be accepted up to one year in advance and be made Monday-Friday
9:00 am to 5:30 pm on our toll free telephone line at
1-800-634-1667. Our local telephone line is 912-634-1667; fax number
- 912-638-4392. We do not accept online reservations.
At the time of your reservation, you will be e-mailed a letter
confirmation with reservation details and information about
checking-in, directions and policies. You are expected to
acknowledge the terms of your rental by signing the last page of the
confirmation and by faxing, emailing or mailing it back to Real
Escapes Properties. Signed confirmations must be received 7
days after making the reservation.
Properties charges a $50 administration fee for all reservations due
at the time the reservation is made. This is non-refundable.
It is the general policy of Real Escapes Properties to retain a
valid credit card on file for security deposit purposes in the event
of unpaid charges or damages to your rental property during your
tenancy. By signing your confirmation you acknowledge and
accept this policy.
We require payment
in full at the time arrival or on the next business day. We accept a
credit card, check, money order or cash. In the event you are not
able to stop by our office during your stay, the credit card that
was used to confirm your reservation will be charged for the full
amount of your booking.
CANCELLATIONS AND REFUNDS:
Reservations must be cancelled 60 days
before arrival to avoid any cancellation fee. Guests cancelling
within the last 60 days before arrival will be charged 25% of the
No refunds will be given for early departure, inclement weather,
eviction, mechanical malfunction, or interruption of utilities. We
will make every effort to ensure necessary repairs are completed in
an expedient manner.
Georgia law requires that State sales tax (6%) on all rentals under 90 days. Glynn County hotel-motel tax (5%) is collected on all rentals less than 31 nights. Tax rates are subject to change by state and local tax authorities. Changes in tax rates will apply to existing and previously made reservations. Guest will be responsible for additional tax to be collected even if amount is different than stated on rental agreement.
For properties designated Pet Friendly we charge a $ 50.00 non-refundable pet charge per pet. A valid credit card on file is required in the event of damages or extra clean-up. We trust that you will respect our rental homes and condominiums and clean up after your pet here as you would at home. Pets are not allowed in non-pet friendly accommodations. Violation of the pet policy will result in a penalty of $300, and may also result in eviction and forfeiture of rent.
CHECK IN AND
Unless prior arrangements
are made, check in time is 3:00 on your arrival date. Please check
in at our office at 406 Ocean Blvd. Check out time is 10:00 am on
your departure date. We ask that you complete the following items
prior to departure. Not completing these items may result in
an additional cleaning charge:
- Pile dirty linens in laundry room. If your unit does not have a laundry room, please pile dirty linens in the bathroom.
- Load and start the dishwasher
- Throw out all trash
- Move all furniture back to its original position
- In the summer, please put A/C at 80, in the winter, put heat at 55
- Return unit keys to Real Escapes Properties office.
Our regular office hours are 9:00 am until 5:00 pm Monday through
Friday. If you arrive after business hours, please follow the
after-hours on your reservation confirmation.
May be permitted depending on the status of the rental. Call 24
to 48 hours before scheduled check in time.
Call our office ahead of time and request a checkout of no later
than 12 PM. Departures later than 12 PM will require extra rent.
Quiet enjoyment is for everyone. Our guests are expected to
behave in a manner consistent with being a good neighbor. We will
not tolerate any loud or inconsiderate behavior. Any guest whose
behavior creates a nuisance or disturbance will be evicted and will
forfeit their rental payment.
Is not permitted in any of our rental properties. Evidence of
smoking inside a rental property - including odor, smoking
paraphernalia or "butts" will result in a minimum charge of $ 300
for additional housekeeping and/or other cleaning or replacement of
any affected fabrics. Unless otherwise noted, all residences are
WHAT TO EXPECT:
Linens and towels (even for the kitchen) are provided for all rental
homes and beds are made. Beach towels are not provided. We include a
starter supply of toilet paper, paper towel and bath soap.
Excessive Cleaning Our housekeepers have basic departure cleaning
guidelines. In the event there is excessive cleaning required, that
cost will be billed to the guest.
Guests are supplied two sets of keys per unit. In addition, keys
are provided for community amenities such as fitness centers,
boardwalk gates and outside restrooms. We are unable to provide
additional keys. Property keys are not to be duplicated. If evidence
is found that unauthorized duplicate keys exist, you may be held
accountable. All keys must be turned in at departure. All keys
must be returned to the Real Escapes Properties office upon
departure. There will be a $25.00 surcharge for every key not
Should Tenants lock themselves out of their dwelling and be
unable to gain access through their own resources, they may call our
office let them in. In either case, they are responsible for payment
of the charges and/or damages involved. The usual charge to the
guest account is $ 25.00.
Under Georgia State law, renters are hereby advised that the
Rental Agent is acting solely as the owners' [landlords'] agent and
has without limitation, the following fiduciary duties to the owner:
undivided loyalty, confidentiality, full disclosure, obedience and a
duty to account. In dealing with renters, Agent should exercise
reasonable skill and care in performance of duties; deal honestly,
fairly and in good faith; and, disclose all facts known to the Agent
materially affecting the rental value or desirability of the subject
property, except as otherwise provided by law.
Our minimum stay is 3-nights. Two-night stays might be arranged,
with the guest responsible for the cleaning charges which vary by
property. One-night stays are not available. During our busy summer
months, we reserve the right to require a 7-night minimum stay in
any of our properties. Shorter stays may be accommodated, but not
less than 10 days' from the desired arrival date and at the
discretion of Real Escapes Properties.
RIGHT of FIRST
Current guests have the right of first refusal for the same property
at the same time the following year and are asked to notify us no
later than their departure date. If we do not receive such
notification, the property will be opened for booking.
When you book your reservation with us in a particular property, we
make every effort to accommodate that preference. Rarely, conditions
prevent us from honoring a reservation, be it major emergency
repairs, a change in ownership or some other unforeseen
circumstance. When this happens, Real Escapes Properties reserves
the right to change accommodation assignments without notice or
liability. If a comparable property is not available, our guests
will have the choice of either selecting another Real Escapes
Properties vacation accommodation at the published rate or
cancelling their reservation, without penalty.
We do not rent any of our properties whether furnished or
unfurnished and regardless of the rental term, to individuals under
the age of 25, unless accompanied by an adult 25 years old or older
for the duration of the stay. Any tenant occupying a property under
the management of Real Escapes Properties under false pretenses will
be evicted without refund.
LOST AND FOUND:
Real Escapes Properties does not assume responsibility for any items
left behind. However, if you notify us promptly after your departure
that you have left an item, we will make every effort to locate it
and return it to you. All returned items are sent via US Postal
Service or Federal Express and charges will be made to your credit
SERVICE AND CHARGES:
If the property you reserved is equipped with a landline, the units's
telephone number will be on your confirmation and on your key tags
when you check in. There is no charge for local telephone calls. Use
your credit card or a calling card for long-distance calls.
MAIL AND FAX
If you need to receive mail during your stay on St. Simons Island,
please have it sent to our office at 406 Ocean Blvd., St. Simons
Island, GA 31522 and we will notify you when it arrives. Our guests
are welcome to use our office fax machine at any time during
business hours for no fee.
